Version of 14 October 2026.
One-build licence
Licence version 1, for each plan published by Gable & Oak, a trading name of WLSC Consulting Pte. Ltd. (the Publisher). It is in your download as well.
Stock plan, not prepared for a particular site and not stamped or sealed. The buyer must verify local code, site conditions and engineering before construction.
1. What you may do
- Build one house from the Plan, on one site.
- Make the copies you need for that one build: for your builder, subcontractors, suppliers, lender, insurer and the building department.
- Have the Plan changed for that one build by yourself or by the architects, engineers and designers you engage, and have it reviewed, stamped or sealed by them where the law requires it.
- Keep the files as a record of what was built.
2. What you may not do
- Build more than one house from the Plan or from a changed version of it. Each further house needs its own licence.
- Sell, lend, publish or pass on the Plan or a changed version of it, in whole or in part, except to the people named in section 1 for the one build.
- Remove the notices on the sheets or present the Plan as stamped, sealed, reviewed or approved by the Publisher.
3. What the Plan is
- The Plan is a stock plan. It was generated by software for one baseline set of design criteria and was not prepared for your site.
- The Publisher is not your architect or engineer and provides no professional services, site review or inspection.
- You are responsible for having the Plan checked against the building code in force at your site, the conditions of your site and the engineering your jurisdiction requires, and for all permits, before construction.
- Changes made to the Plan are the responsibility of the person who makes them.
4. Ownership
The Plan is licensed, not sold. Copyright and all other rights in the Plan and its files remain with the Publisher. This licence gives you the rights in section 1 and no others; all other rights are reserved.
5. No warranty, limit of liability
- The Plan is supplied as it is, with all faults, and without any warranty of any kind, express or implied, including the implied warranties of merchantability, fitness for a particular purpose, accuracy, non-infringement and compliance with any code, law or standard. The Publisher does not warrant that the Plan suits your site, climate, soil, jurisdiction or builder, that a permit will be granted for it, or that a house built from it will be free of defects.
- The Plan is not a substitute for the services of a licensed architect, engineer, surveyor or contractor. Engaging them is your responsibility and at your cost.
- To the fullest extent the law allows, the Publisher, its owners, officers, employees and contractors are not liable to you or to anyone else for any indirect, incidental, special, consequential, exemplary or punitive loss or damage, or for any loss of profit, revenue, savings, data, time or opportunity, or for any cost of construction, rework, delay, permit refusal, inspection, repair or demolition, arising from or connected with the Plan, its use or its unavailability, under any theory of liability, even if told that such loss was possible.
- To the fullest extent the law allows, the combined total liability of the Publisher and its owners, officers, employees and contractors for all claims arising from your purchase, the Plan, its delivery or this licence, under any theory of liability, will not exceed the amount you actually paid for the package, after any discount.
- You will indemnify and hold harmless the Publisher and its owners, officers, employees and contractors against all claims by third parties, and the resulting losses, costs and expenses, including reasonable legal fees, arising from the construction or use of a house built from the Plan or a changed version of it, from your breach of this licence, or from your failure to obtain the professional review, permits and approvals your site requires. The Publisher will tell you of such a claim, may take over its defence, and you will not settle it without the Publisher's written consent.
- Where the law of your place of residence does not allow an exclusion or limit in this section, that exclusion or limit applies to the extent the law allows.
6. Refunds, term, law
- Refunds follow the Publisher's refund terms accepted with your order: a refund on request within 14 days of purchase if no file of the package has been downloaded; no refund after a download, because digital files cannot be returned.
- This licence begins when your payment is confirmed and permits one build on one site. It continues for that project and the keeping of its records, and ends on a full refund or if you breach this licence. When it ends you stop using the Plan and delete all copies in your possession or control; after a breach you may keep the record of a house already built, after a refund you may keep nothing. The Publisher keeps the price paid unless the licence ends by a refund.
- This licence is governed by the laws of the Republic of Singapore, without regard to conflict-of-law rules. The United Nations Convention on Contracts for the International Sale of Goods does not apply.
- The courts of Singapore have exclusive jurisdiction over any dispute arising from or connected with the Plan or this licence, and you submit to them; the Publisher may also seek urgent relief to protect its rights in the Plan in any court. Claims you bring are brought individually, not as a class or representative action, and within one year of the event that gives rise to them, unless the law requires a longer period.
- This licence, the terms of sale and refund terms accepted with your order, and the description of the purchased release form the agreement for your purchase. This licence governs the use of the Plan; the terms of sale and refund terms govern payment, delivery and refunds. No other statement changes this agreement unless the Publisher agrees in writing.
- You may not transfer this licence; the Publisher may. If a court finds a term unenforceable, the rest stands. Sections 2 to 6 survive the end of this licence. Notices to the Publisher go to the support address on its website; notices to you go to the email address on your order.
7. Record
Your order is the record of your licence: the order reference is the licence number, the date of payment is its date, and the email address on the order names the licensee. The licence file in your download names the plan and its release.
